Oman’s Ministry of Heritage and Tourism has signed an agreement with Al-Mursal Trading and Investment LLC to develop the Malakai Integrated Tourism Complex in Barka, South Al Batinah Governorate, marking another step towards expanding the Sultanate’s luxury tourism and real estate investment landscape.
Spanning approximately 800,000 square metres, the development will bring together premium hospitality, residential properties and leisure facilities within a setting inspired by Oman’s traditional agricultural heritage.
The agreement was signed by H.E. Sayyid Ibrahim bin Said Al Busaidi, Minister of Heritage and Tourism, and Kairavi Pankaj Khimji, representing Al-Mursal Trading and Investment.
Developed in phases, the project will feature a luxury resort comprising 51 accommodation units, ranging from individual rooms to three-bedroom suites. The resort will also offer wellness and recreational amenities, including spa facilities, a gym and outdoor relaxation spaces.
Additionally, the complex will incorporate 51 freehold residential villas, creating opportunities for property ownership alongside its hospitality offerings.
The architectural concept draws inspiration from traditional Omani walled gardens, integrating palm groves, water features and natural landscapes to preserve the area's cultural identity while delivering a contemporary luxury experience.
Beyond hospitality, Malakai is expected to contribute to Oman's broader economic diversification strategy by attracting foreign investment, generating direct and indirect employment opportunities and supporting local businesses and suppliers.
The development also reflects the Sultanate's growing emphasis on integrated tourism and residential destinations, where real estate investment, wellness tourism and culturally rooted design contribute to long-term economic development.
Aligned with Oman Vision 2040, the project reinforces efforts to strengthen the tourism sector's contribution to GDP while positioning Oman as an attractive destination for premium hospitality and property investment.
